CAVA COMING TO CLARENDON

The Greek restaurant has signed a deal to open its third area location within the new Station Square development along Clarendon Boulevard in Arlington. The restaurant has leased 3,900 square feet of space, according to Tom Papadopoulos of Papadopoulos Properties, who brokered the deal.
 
“I think it’s our perfect demographic,” Cava owner Ted Xenohristos said. “Plus, it’s like a little city over there. I really fell in love with the space right away.”
 
Cava got its start in Rockville, and eventually expanded to Capitol Hill’s Barracks Row neighborhood, where it is one of the area’s busiest destinations. The Clarendon space will be similar in size to the Capitol Hill location, which is about twice the size of the original Rockville restaurant. The company also has a retail line of products.
 
The Clarendon Cava will be very similar to the group’s other restaurants, though Xenohristos is toying with some new ideas, such as adding a rotisserie spit for cooking meats.
 
Xenohristos is working with D.C. based Core Architecture and Design on the buildout. He hopes to open within the next six to seven months.
 
Meanwhile, Cava's pending arrival is consistent with the recent trend of local entrepreneurs rather than chain restaurants taking the lead in Clarendon restaurant expansion

RED LIGHT CAMERAS COMING TO THE AREA
 
WARNING PERIOD ENDS JULY 13TH -- Four of Arlington's most-traveled intersections are about to get a whole lot safer. Beginning in June, red-light cameras will be installed to help reduce traffic violations and improve pedestrian and auto safety. Don't worry -- there will be a 30-day "awareness period" in which violators will get warnings, not tickets.

RECENT SECURITY ASSESSMENT BY ARLINGTON COUNTY POLICE DEPT.
 
Property walks were conducted in late March by Heather Hurlock, Lt. APO, a crime prevention specialist of the Arlington County Police Department. Her observations and suggestions are documented here. AN 8.9 PERCENT RATE REDUCTION HAS BEEN APPROVED FOR DOMINION VIRGINIA POWER RESIDENTIAL CUSTOMERS
 
 
This rate reduction also applies to us as a community, reducing the overall costs for the Association's utility bills. 
 
STORM ASSESSMENT REPORT
 
We are preparing a report for the community that will document our expenses for snow removal and property damages incurred during the February snowstorms. This will take some time as we're waiting on various adjusters and estimates but feel it's important that the community is aware of real costs for this unusual series of events.
 
FINAL 2009 REPLACEMENT RESERVE STUDY
 
Replacement reserves are a way of identifying, quantifying, and budgeting needed monies to fund future major building repairs and replacements. As properties age, expenditures for replacements and improvements are imperative to maintaining the asset and its competitive position in the market. Insufficient funding of replacement reserves may result in significant physical deterioration, functional obsolescence, more costly future expenditures, and will impact value, use, and aesthetics.
